  • As a Tenant, you are responsible for keeping the interior of your space in good repair throughout the term of your lease. We have asked our property managers to stop in to each space once per month to see if there are any issues that our tenants need assistance in resolving.

    In most cases commercial properties are leased to tenants through a lease structure that is known as “Triple Net” or “NNN”. This structure allows for the Tenant to maintain the physical aspects of their property from the “walls in” including but not limited to lighting, HVAC, finishes, fire extinguishers, some utilities, while the Landlord looks after the structure of the property such as the roof, parking lot, landscaping, etc.

  • Once a lease has been fully executed and security deposits paid, it is a tenant’s responsibility to contact the utilities and arrange for a transfer of responsibility on the lease start date, file for any necessary occupancy or occupational licenses required by the governing municipality, set up an account in the Appfolio Tenant Portal, as well as entering account into for electronic payments.

    As the move in date approaches, our property manager will reach out to the tenant to schedule turnover of the keys and initial walkthrough of the leased space.

  • Sometimes change is necessary, and we understand that on occasion tenants will need to find a new location. When this happens our property manager will reach out well in advance of a lease termination date to discuss walkthroughs, any maintenance items, timelines, deposit refund procedures and finally a key turnover.
