Each investment starts with an opportunity to be analyzed, and we embrace the old adage that “you make your money on the buy.” To this end, we have developed a systematic underwriting tool which allows us to avoid investments that have a high component of risk in one regard or another. Risk factors we consider include overweight income streams, above market basis or lease terms, lack of population growth, lack of family formation, upcoming capital expenditures, financing constraints, and more.
This is why we developed our propriety M.V.P. (Maximum Value Protocol) which gives us a systematic, unbiased opinion of those risk factors which we feel are prudent to avoid. By avoiding these factors, we create a situation where a large capital loss is unlikely. Moreover, this also focuses us on the investments which have the greatest opportunity for large risk adjusted upside.
